What does an agent get from a JRP shoot?

A listing gallery has one job, which is to earn the showing. We shoot every room a buyer will ask about, light the interiors instead of leaning on HDR, and finish each frame in house so the paint, the grass, and the sky read the way they do in person. Photos, twilight, aerials, a 3D tour, a floor plan, and the listing film all come off one visit, so the seller opens the door once and you get the whole marketing package back together.

Real estate photography for agents, answered.

How many photos does a real estate listing need?

For a typical three or four bedroom home, a gallery of 25 to 35 photos covers every meaningful space without filling the feed with near-duplicate frames. Condos and smaller townhomes usually land between 20 and 25, and larger or luxury homes run 35 to 45 once aerials and a twilight frame are added. Coverage matters more than count: the front exterior, the kitchen from two or three angles, the primary suite, every bedroom and bathroom, the living areas, and the backyard or lanai.

Should I add twilight photos to a listing?

Twilight earns its place when the home has something that only reads after dark, such as a pool, landscape or architectural lighting, a wall of glass, or a strong elevation. On a home with none of those, a good daytime exterior does the same job for the gallery. Twilight is a second window of light on the same property, so tell us when you book and we build the schedule around it.

Does my listing need drone photos?

Aerials are worth it when the ground-level frames cannot explain the property: waterfront, acreage, conservation or golf frontage, a large or oddly shaped lot, or a home whose outdoor living all sits behind the house. On a standard interior lot in a dense subdivision they add less. Every JRP flight is flown by an FAA Part 107 certified remote pilot, and we check the airspace for the address before it goes on the calendar.

Is a 3D virtual tour worth it for a listing?

A Matterport or Zillow 3D tour pays off when a real share of your buyers are relocating, out of state, or investors who will not walk the house first, which describes a lot of the traffic in Orlando, Tampa Bay, Austin, and San Antonio. It also thins out low-intent showings, because buyers who are not serious filter themselves out inside the tour. A schematic floor plan is generated from the same scan.

Who needs to be at a real estate photo shoot?

Someone has to let the crew in, but it does not have to be you. Many agents give us lockbox or gate access and never leave the office, while others meet the photographer for the first few minutes to walk through the priorities. Sellers, children, and pets should be out of the rooms being photographed, and the home should be finished before the crew arrives rather than tidied while we shoot.

How should a seller prepare the home for listing photos?

Clear every counter and surface, turn on all the lights and replace dead bulbs, open the blinds, hide cords, bins, and pet bowls, and move vehicles off the driveway. For a twilight shot, confirm the exterior, landscape, and pool lighting all work before the shoot. JRP sends a room-by-room prep checklist when the shoot is booked, and you can send a seller to the same checklist at meetjrp.com/before-a-shoot at any time.

How fast do I get the photos?

Listing galleries are delivered within 24 hours, and video in 48 to 72 hours. Larger properties take a little longer, because there is more to shoot on site and more to finish in the edit. Twilight is a second window of light on the same property, so a twilight set is delivered within 24 hours of that session rather than the daytime one. Tell us at booking if the listing is on a hard deadline, so the shoot day and the edit can be planned around it.

What affects the cost of a real estate photo shoot?

Square footage and room count set the baseline, because a larger home takes longer to light on site and longer to finish in the edit. After that the drivers are the add-ons you choose: twilight, drone stills, aerial video, a 3D tour and floor plan, a listing film, vertical reels, and travel outside the four metros we are based in. Whether the home is vacant, staged, or occupied changes the time on site too. Send the address and the scope and we will quote the whole package.

Who owns the listing photos, and can I keep using them after the home sells?

The agent or brokerage who books the shoot receives a license to market that property and their own business with the images, across the MLS, the portals, print, and social. JRP retains copyright, which is standard for professional photography. If the builder, stager, or designer on the project wants the same images, we license them separately rather than having them pulled out of your gallery.
