Tarrytown and Old West Austin are some of the most established neighborhoods in the city. Homes here range from 1930s and 1940s cottages and Tudor-style houses to mid-century ranches and careful modern rebuilds, set under large live oaks on streets that run toward Lake Austin. Buyers come for the character, the trees and the location near Lake Austin Boulevard, Mayfield Park and Deep Eddy. Listing photography in Tarrytown and Old West Austin has to show that character honestly while still giving buyers clear, bright rooms. Here is how we approach it for agents.

Exteriors under old trees

The live oaks that make Tarrytown so appealing are also the biggest challenge for exterior photos. Heavy canopy throws patchy shade across the facade, and in the middle of the day it can leave the front of the house half bright and half dark.

  • Timing by orientation. We check which way the front faces and schedule the exterior for the part of the day when the facade is evenly lit or fully in open shade.
  • Several exposures blended. Bright sky through the branches and a shaded porch rarely fit in one exposure, so we blend frames to keep both natural.
  • Angles that show the trees as an asset. A frame that includes the canopy over the yard tells buyers what living here feels like. We avoid hiding the house behind trunks and branches.

Our post on photographing homes under heavy tree cover covers the technique in more depth.

Classic homes: showing character without hiding the age

Many older homes here have original details buyers look for: hardwood floors, built-in shelving, arched doorways, wood windows, fireplaces and porches. Those deserve detail frames in the gallery. At the same time, rooms in older homes are often smaller and darker than in new construction, and wide-angle shots that stretch them out only disappoint buyers at the showing.

We shoot older rooms at a natural focal length, correct the verticals, and bring light in evenly so the room looks like itself on a good day. Where a home has been renovated, we pair a detail of the preserved original features with the updated kitchen or baths, so buyers can see both stories in one gallery.

Captions should describe what is in the photo. Questions about historic designation, permits or the age of specific features belong to the documents and the agent, not the photo description.

Rebuilds, additions and garage apartments

Tarrytown and Old West Austin also have a steady stream of new homes and large additions on original lots, plus garage apartments and backyard cottages behind older houses. For a modern rebuild among classic homes, the photos should show the design clearly while keeping the setting in view, so the street and the trees still appear in the exterior frames.

For secondary units, we photograph the second space as its own small home: its entrance, its kitchen or kitchenette, its bath and its relationship to the main house and yard. The neighboring post on Zilker, Barton Hills and Bouldin listings goes further into small lots and second units south of the river.

Location near the lake and the drone question

Part of what buyers pay for here is location: Lake Austin, Mayfield Park, Laguna Gloria, Deep Eddy and an easy drive to downtown. A short set of location aerials, when the airspace and the tree cover allow, can show how close the home is to those places. A licensed Part 107 pilot checks airspace before any flight, and in some spots dense canopy makes a useful aerial difficult, in which case we tell you before the shoot.

Homes directly on Lake Austin and Lake Travis have their own needs around docks, water level and shoreline views, which deserve separate planning. For hillside homes and views a little further west, see our post on Westlake and Rollingwood listings.

The gallery is delivered within 24 hours and the video in 48 to 72 hours. Larger properties take a little longer.

Frequently asked questions

Do you photograph listings in Tarrytown and Old West Austin?

Yes. JRP has a local Austin crew that covers Tarrytown, Old West Austin, Pemberton Heights, Clarksville, Bryker Woods and the rest of central and west Austin. If you are comparing options, our guide to finding a real estate photographer in Austin lists the questions worth asking.

How do you photograph a house that is mostly in tree shade?

We schedule the exterior for the most even light on the facade and blend several exposures so the shaded porch and the bright sky both look natural. The trees stay in the frame as part of the home's appeal.

Will wide-angle photos make an older home's rooms look bigger?

They can, which is why we avoid extreme wide angles. Buyers who see a stretched room online feel misled at the showing. A natural focal length and good light show the room honestly and still look inviting.

Can you fly a drone in Tarrytown?

Often, with planning. A licensed pilot checks airspace and authorization first, and the tree canopy sometimes limits what an aerial can show. When a drone frame will not add much, we say so before the shoot.

Should I photograph a garage apartment separately?

Yes. A garage apartment or backyard cottage reads best as its own short sequence in the gallery, with its entrance, main room, kitchen and bath, followed by a frame that shows how it sits relative to the main house.
