What is a Matterport 3D virtual tour?
A Matterport tour is a true 3D scan of the home captured with a Matterport Pro camera. Viewers can walk through room by room, see the whole floor plan at once in the dollhouse view, and take measurements inside the tour. It works on any device and can be embedded on the MLS, your website, and listing portals.
Who benefits most from a 3D virtual tour?
Listings with out-of-state or relocating buyers, builder sales centers showing floor plans that are not built in that community yet, vacation rentals that want guests to see the whole layout, and apartment communities leasing to people who cannot visit. It is also useful for luxury listings where limiting foot traffic matters.
Can I get floor plans from the 3D scan?
Yes. A schematic floor plan is generated from the Matterport scan and delivered as an MLS-ready image with room labels and approximate dimensions. It is derived from the scan rather than an architectural drawing, so it is intended for marketing rather than construction.
How should a property be prepared for a 3D scan?
Prepare it the same way you would for photography, with one difference: a scan captures every room from every angle, so there is nowhere to hide clutter. Clear surfaces, open interior doors, turn on all the lights, and remove personal items and anything you do not want visible. Pets and people should stay out of the rooms being scanned.
