A Record Estate Between Two Rivers

Merritt Island, FL · 2026

A 16-acre gated estate on Merritt Island with frontage on both the Indian River and the Banana River, listed at $16,000,000, the highest asking price ever recorded in Brevard County. JRP shot it in one full day: stills, a cinematic film, drone and a 3D tour.

A property like this is sold on its setting before its square footage, so the day was planned around the light. The drone went up over the river while the sky turned color, catching the main house, the ponds and both shorelines in one frame, then the private beach and the terrace from the ground.

After that the crew worked the house in the order a buyer would: the foyer and its curved staircase, the great room and coral stone fireplace, the kitchen, the mahogany bar, the sunroom, then the guest house, the circa-1890 farmhouse and the nine-car garage. Video was shot in the morning light, the 3D tour was scanned in the same visit, and every frame was finished by our in-house editors to one color standard.

The delivery covered more than 340 photographs, a cinematic film, drone stills and video, and a 3D tour. The listing went live on October 27, 2026, marketed on the MLS and Zillow with JRP's photography.
