Matterport is a 3D capture technology that creates an immersive, interactive digital model of a physical space. Using a specialized 360-degree camera, the system photographs every corner of a property and stitches those captures together into a seamless virtual experience. The result is called a “digital twin” — a highly accurate, to-scale model of the property that buyers can explore at their own pace, from anywhere in the world.
How Does the Capture Process Work?
When JRP arrives to create a Matterport tour, we set up the 3D camera in a series of positions throughout the home — typically every 5–8 feet in a grid-like pattern. The camera automatically captures each position and creates an overlap map. After the shoot, the data uploads to Matterport’s cloud platform, which processes the captures and assembles them into a finished 3D model. The final product includes a dollhouse view showing the entire floor plan at once, a clean top-down floor plan layout, a ground-level walkthrough mode where users click to move room to room, and a measurement mode that lets buyers measure walls, windows, and spaces directly in the tour. The whole process — from capture to published tour — typically takes less than 24 hours.

For luxury listings, new construction, and commercial spaces, Matterport is the stronger choice. For a quick budget-friendly tour of a straightforward listing, Zillow 3D may be sufficient.
Is Matterport Right for Every Listing?
Matterport adds the most value for homes over $500K where buyers expect premium marketing, new construction floor plans being marketed pre-sale, vacation rentals on Airbnb or VRBO where guests want to see exactly what they’re booking, out-of-state relocation listings, and apartment communities and commercial properties. For a standard condo with a quick turnaround, great photos and a walkthrough video may serve the listing just as well. The decision usually comes down to price point, buyer audience, and how much the property’s spatial layout is part of its selling story.
